Two living areas, one upstairs, one downstairs as well as separate dining area. Tenant pays Avista electricity/gas and garbage collection directly. Avista runs $60 to $100 per month depending on time of year and garbage usually runs $50/3 months for small gatbage bin and large recycle bin. Tenant pays $75/month for water and sewer. Tenant must do own garden work or pay for a garden service. Because lawn area is shady, grass grows slowly. Washer and dryer are available for tenant to use if desired, upkeep of these two appliances is the responsibility of the tenant. If tenant has own washer/dryer, the existing ones can be removed. Must have credit rating of at least 650 and proof of adequate earnings (3x rent). Prospective tenant must pay for tenant screening report. Shows by application after putting in the profile information on Zillow - this is free - just put in your number of occupants, income (full household), pets, credit score and confirm non-smoking/vaping household status. Only pay for full screening after viewing. One year lease minimum, one month's rent as deposit and first month's rent due before move in. Parking for maximum 3 cars in driveway. Shared driveway with unit next door. Visitors should plan to park on the street if tenant has 3 vehicles. One small/medium pet allowed, cat or small dog with pet deposit of $250. Dogs subject to breed approval. No large dogs. No smoking or vaping in or outside of any substance for any reason on the property anywhere. Parents of young children can attach security for the inside stairs and deck stairs but cannot damage the railings installing such items. No subletting or taking in roommates without owner's permission. All adults over 18 must fill in their own tenant screening application. Contact details of previous landlord required, two landlords if last was less than 5 years.
