    Hey folks a lot of interest in the place so here it is. House is located in westerlo ny 12193 near the basic reservoir. I bought the house in 2016, redid everything inside the house started roughly in 2017, new roof, completely changed the original layout of the house with all new inside framing, walls are 8” thick throughout most of the house because the outside walls weren’t on layout so we reframed all throughout leaving the outside walls and insulating both walls leaving this house to hold heat great. Basement is insulated, attic is completely insulated as well. There’s new plywood throughout the house on the floors, new Sheetrock, all new plumbing, all new heating which is a Navion 2 in 1 on demand unit. all brand new wiring and electrical even a new service from the road to the house, new well which was existing but the piping, wiring, and pump are all brand new, new water system inside with in-line filters. Septic and leach field was existing but was pumped out and inspected when I first moved in. This place was Completely gutted to brand new you name it everything was ripped out and replaced new. I have pictures and receipts for everything ever did. The house is roughly 1200 sq ft. 3 bedroom 2 bath. Each room has a closet. The master has its own bathroom and has two closets in the room. House is On 2 acres. Has a heated 2 car garage with a carport overhang off the front and a little overhead storage behind it as well. The Hot water base board in the house is ran off propane and there is oil in the garage for heat. Brand new appliances, countertops, and cabinets in the kitchen. Nice 14’x24’ deck off the backside of the house with a very nice back yard. 80 acres behind the house with no one back there. The basement is a full basement underneath but wouldn’t be something you could ever finish. It is your typical westerlo basement. Me selling is all contingent on me finding a house to buy. I’m not trying to move twice or rent in the mean time but I am eager to find a place and move so hopefully fingers crossed everything moves along quick. If I like your offer we will get a contract together and a deposit as I am selling by owner and we will go from there as necessary. Right now I am pouring two new sidewalks and steps into the front entrance from the driveway as well as a walkway and steps from the garage up onto the deck so some things are dug up now or grass may be trying to grow back in if you come to check out the place. Also, basement windows were ordered as well and as soon as they come in they will also be installed before sale. Garage is painted on the inside. A new floor was poured last fall, two new doors installed as well. New panel box out there but the ceiling needs to be finished including lights. It is insulated currently I have metal sheeting just to finish it up already here. There are Temporary lights in there now. I have the material to finish all that except for lights, if I get to it that will be finished as well but that’s something on the bottom of the list depending on how quick it sells. Also, working on cleaning out the basement and other things around the house so there may be a dumpster in the driveway. House is turn key ready to go and everything is brand new which will treat you well. 5 minutes from the heart of Greenville and about 20 minutes from Ravena or glenmont. Listing price is $250,000.
