This rental is an ADU (Accessory Dwelling Unit) located in the backyard of the property, behind the main house. This would be a month to month lease. Ideally a 3-6 month stay. A full detailed Lease will be provided to tenant for signature. Below are some but not all lease terms. PREMISES. Landlord, in consideration of the lease payments provided in this Lease, leases to Tenant the following: Detached Accessory Dwelling Unit (excluding attached shed) with one bedroom and one bath. (the "Premises") located at 5955 Lawton Ave, Rock Hall, Maryland 21661-1338. Tenant shall pay to Landlord lease payments of $990.00, payable in advance on the first day of each calendar month, and is delinquent on the next day. Lease payments shall be made to Landlord at the address of Landlord noted in the Notices provision of this Lease which may be changed from time to time by Landlord. No retail, commercial or professional use of the Premises is allowed unless the Tenant receives prior written consent of the Landlord and such use conforms to applicable zoning laws. In such case, Landlord may require Tenant obtain liability insurance for the benefit of Landlord. Landlord reserves the right to refuse to consent to such use in its sole and absolute discretion. Tenant may have guests on the Premises for not over 7 consecutive days or 14 days in a calendar year, and no more than two guests per bedroom at any one time. Persons staying more than 7 consecutive days or more than 14 days in any calendar year shall NOT be considered original tenants of the Premises. Tenant must obtain the prior written approval of Landlord if an invitee of Tenant will be present at the Premises for more than 7 consecutive days or 14 days in a calendar year. PETS. No pets, dogs, cats, birds, fish or other animals shall be allowed on the Premises, even temporarily or with a visiting guest, without prior written consent of Landlord. As required by law, Service Animal(s) are the only exception to this rule. Landlord's consent is also conditioned upon Tenant completing and signing Landlord's Pet Addendum which shall become part of this Agreement. If a pet has been in a Tenant's apartment or allowed into the building, even temporarily (with or without Landlord's permission) Tenant may be charged for cleaning, de-fleaing, deodorizing or shampooing any portion of the building or Premises at the discretion of Landlord. STORAGE. No additional storage space outside the Premises is provided or authorized by this Lease. Tenant shall not store any property in any area outside of the rented Premises at any time. PARKING. Parking is permitted as follows: tenant shall be entitled to use 1 parking space for the parking of a motor vehicle. The parking space provided are identified as 1 Parking space in the primary driveway. MAINTENANCE. Landlord shall have the responsibility to maintain the Premises in reasonably good repair at all times and perform all repairs reasonably necessary to satisfy any implied warranty of habitability except that Tenant will be responsible for: Cleaning: Keeping the rental unit sanitary, which includes routine cleaning like vacuuming, mopping, and cleaning appliances to prevent pests and excessive dirt. Consumables: Replacing items such as light bulbs, batteries for smoke detectors and remotes. Plumbing: Keeping plumbing fixtures clean and clearing minor drain clogs. Waste disposal: Properly disposing of trash and recycling. Trash pick up is every Monday. Trash needs to be in city provided trash bin by 6pm every Sunday. PROPERTY INSURANCE. Landlord and Tenant shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. OTHER. The Premises consist solely of the ADU unit, including the interior living space and any areas expressly designated for Tenant use in writing by Landlord. The rental of the Premises expressly excludes the use of the main house, pool, patio area, and any other outdoor amenities or structures located on the property. These areas are for the exclusive use of the Landlord and/or other occupants as determined by Landlord. LATE PAYMENTS. For each payment that is not paid within 10 days after its due date, Tenant shall pay a late fee equal to 5 %
