Damages vs. Wear and Tear The Tenant is responsible for the cost of repairing any severe damage to the premises caused by negligence, misuse, or accident. Such repairs will be invoiced to the Tenant immediately and are distinct from "ordinary wear and tear" (the natural decline in condition that occurs under normal usage).
