Close to golf courses and local shopping and food. No Neighbors behind home. Property Manager. Very Clean Property and a very quiet area. Great Neighbors. Washer and dryer included in the laundry room. No Smoking of any kind inside or anywhere on the property this includes cigarettes, cigar, pipes, vaping, or any other type of smoking. No pets at this time. The Property Manager will handle all details. Utilities included gas, electricity, streaming TV and water. If tenant abuses the normal cost of these utilities they will be responsible for the additional cost? ( Example: running AC at 65 degrees in the heat of the summer in SC) No Smoking of any kind No Vaping, no chewing tobacco, no illegal drug use in the home or on the property. NO Pets. You will have access to the garage and the entire home. Lease is from 3 months to 4months MAX. You must pay for your own Sun City CAM CARDS and must be 55 or older. This is a gated age-restricted community. The landlord provides Lawn Care. Pest Control is provided by the landlord unless tenants' negligence results in damages or issues. Waste Management handles the garbage and recycling, one can each included only. You must follow all Sun City Bylaws and Rules. There is a new Smart TV with streaming. No Cable at this time but can be added for an additional fee. Garbage can and recycling included. One can and bin per week. Internet is provided, if a higher speed is required Tenant will pay the difference. Tenant is responsible for general normal cleaning of interior and exterior of property, this includes sweeping the walkways, driveway and patio. The property manager will have access to the property for inspections. HVAC company inspects and services AC/Heat and will require access to interior of the home every 6 months. Lawn Care will have access to the property based on their schedule. Pest Control will contact the Property Manager and will require access to the interior of the home with an agreed time and date with the tenant but not more than 14 days from normal scheduled treatment. Tenant must have liability insurance or Renters insurance of $450,000 or greater and provide proof or get renters insurance. If the tenants violates the terms of the lease and stays longer than the lease agreement then you will be trespassing and legal action, and the authorities will be notified. - Please note, that we are doing minor upgrades so access may be required. We do not allow use of the sprinkler system at this time.
