Payments must be made via the method specified in the Lease between Landlord and Tenant. | Late Fees | A grace period of 10 days is allowed. A late fee of $100 will be applied if rent is not received by the end of the grace period. | | Security Deposit | The Security Deposit is for damages beyond normal wear and tear and will not be applied to the last month's rent. | | Renter's Insurance | Tenant must maintain and provide landlord with record of an active Renter's Insurance policy for the duration of the tenancy. | | Occupancy/Guests | The premises may only be occupied by the named Tenant(s). Overnight guests are limited to [X] consecutive nights and [Y] total nights per month. | | Subletting | Subletting or assignment of the Lease is strictly prohibited. 2. Maintenance, Repairs, and Property Use *Landlord will be responsible for snow removal of the driveway, Tenant is responsible for walkway and all entry way leading in the home. Landlord will be responsible for lawn maintenance. * Reporting Damage: The Tenant must immediately notify the Landlord in writing email or text of any major or minor maintenance issues, including leaks, structural damage, fire/smoke detector issues, or non-functioning utilities. * Major maintenance: Tenant is responsible for significant maintenance issues due to misuse or negligence * Minor Maintenance: The Tenant is responsible for minor upkeep, such as replacing light bulbs, maintaining a clean interior, and unclogging drains due to misuse. * Plumbing: Do not flush anything other than toilet paper. Tenant is responsible for damage or clogs caused by misuse of plumbing fixtures. * Alterations: No alterations to the property are permitted, including painting, wallpapering, installing locks, or mounting items to walls, without the Landlord's prior written consent. * Outdoor Areas: Tenants are responsible for keeping any private deck, patio, or balcony areas clear of clutter and debris. 3. Community Conduct and Safety * Quiet Hours: Quiet hours are to be observed between 10:00 PM and 8:00 AM daily. During this time, noise (including music, loud conversations) should not be audible outside the Tenant's unit. * Smoking Policy: Smoking of any substance (including but not limited to tobacco, cannabis, and vaping) is prohibited inside the unit and within [X] feet of any building entrance. * Safety Devices: Exterior Ring monitoring systems, Smoke detectors and carbon monoxide detectors must never be disabled, tampered with, or removed. The Tenant is responsible a low battery chirp to the Landlord. * Illegal Activity: No illegal activities, including the use, production, or storage of illegal substances, are permitted anywhere on the property. * Garbage Disposal: All trash and recycling must be properly bagged and placed in designated containers only on the scheduled collection days. Garbage may not be stored outside of the house in the designated area. 4. Pet Policy (If Applicable) * Pets are [Allowed]. * Any approved pet must be explicitly named in the Lease, and a non-refundable pet fee/deposit and monthly must be paid. * Tenants are responsible for immediately cleaning up all pet waste on the property grounds.
