Tenants must obtain landlord's written consent to paint, wallpaper, install panelling, flooring, partitions, railings, or any other alterations. Tenants must not alter, rekey, or install any locks or security systems without landlord's prior consent. Tenant is entitled to quiet enjoyment of the premises. Tenant and guests will not use the premises in such a way as to violate any law or ordinance, including laws prohibiting the use, possession, or sale of illegal drugs; commit property damage, or cause a nuisance; or interfere with the quiet enjoyment and peace of, or annoy, dusturb, or inconvenience any other tenant or nearby neighbor. Smoking of any kind is prohibited inside the premises. The landlord shall not be responsible for loss or damage to property or injury to persons occurring in or about the demised premises by reason of existing or future condition defect, matter or thing in said demised premises or property of which the premises are a part, or the acts, omissions or negligence of other persons or tenants in and about said property. The tenant agrees to indemnify and save landlord harmless from all claims and liability for losses of or damage to property or injury to persons occurring in or about the demised premises.
