    This 4 bed 3.5 bath home was built in 1775 and was home to Bowdoin College's first president. It has all the charm of an historic home, but the warmth and conveniences of a modern one. Solar panels, electric water heater, heat pumps, updated kitchen, two-car garage, perennial gardens, a veggie patch, and tree house: it's modern living with an antique aesthetic. Home is furnished, but we are flexible and can move some things into storage if necessary. Mainly first floor living: Master bed/bath and two bedrooms and two and a half baths on the first floor. One large guest suite upstairs. The home has views of Bowdoin College's Art Museum and its residents are treated to the gentle chiming of Bowdoin's chapel bells all day. .5 acre lot right in town. Walkable to train, bus, Bowdoin College, coffee shops, grocery, cafes, walking trails, 3x/week farmers markets, antique shops, Maine State Music Theater, cinema, bakeries, everything in our sweet Midcoast Maine town. 1 minute walk to Bowdoin College 6 minute drive to Midcoast Hospital 15 minute drive to the beaches and trails of Harpswell and Freeport. 12 minute drive to charming downtown Bath 26 minute highway commute to downtown Portland Dates are flexible and negotiable. We are open to shorter or longer lease dates depending on need and fit. Vacating the Premises: All personal belongings must be removed and the keys returned to me by the date agreed upon [Time, e.g., 12:00 PM] on [End Date]. Condition of Property: The home should be returned in the same condition as when you moved in, minus normal wear and tear. Security Deposit: Per Maine law, I will return your security deposit (minus any documented deductions for damages) within 21 days of your move-out date. Please provide your new forwarding addres for receipt of funds. General Conduct Quiet Hours: Please keep noise to a minimum between 10:00 PM and 8:00 AM. Smoking: This is a strictly non-smoking property (including the driveway/patio). Guests: Overnight guests are welcome for up to 3 consecutive nights. Longer stays require written approval from the landlord. Maintenance & Care Reporting: Notify the landlord/property manager within 24 hours of noticing any leaks, electrical issues, or broken appliances. Plumbing: Do not flush anything other than toilet paper (no "flushable" wipes, feminine products, or grease). HVAC: Change the air filters every 3 months. Keep windows closed when the AC or Heat is running. Light Bulbs/Batteries: The tenant is responsible for replacing standard light bulbs and smoke detector batteries. Exterior & Trash Trash Day: Trash/Recycling bins should be placed at the curb on Wednesdays and returned to their storage area by the following morning. The large bin is for recycling The smaller bin is for trash. You may buy BLUE Brunswick trash bags at many locations including Hannaford. Common Areas: Keep patios, driveways, and yards free of personal clutter or trash. 1. Financial Obligations The most fundamental part of the agreement is the financial commitment. Timely Rent Payments: Paying the full amount on or before the due date specified in the lease. Late Fees: Taking responsibility for any late fees incurred if payments are missed. 2. Property Care and Maintenance A tenant is expected to keep the home in a "habitual" and clean state. Daily Cleanliness: Keeping the interior free from excessive trash, pests, and mold-inducing conditions. Small Fixes: Replacing light bulbs, changing smoke detector batteries, and basic upkeep like cleaning lint filters in dryers. Yard Work: When renting a single-family home, this often includes mowing the grass, pulling weeds, and shoveling snow (unless the landlord provides a service). This will be less relevant in the Winter Leaf Removal: It is important that leaves be raked and disposed of. Failure to do so can lead to the death of grass and attraction of pest and vermin. Discussion with landlord before renting may yield outsourcing of leaf management. Otherwise, it will be the responsibility of the tenant to rake and dispose of the leaves. Snow Removal: Landlord will provide access to shovels and Kobalt battery operated Snow Blower. It is tenants responsibility to keep the driveway clear and preventing ice dams by occasionally scraping 1 foot from the edge of the roofline. Discussion with landlord before signing agreement may broker/outsource snow management. Proper Disposal: Placing trash and recycling in the correct bins and moving them to the curb on pickup days. 3. Reporting and Communication Tenants act as the "eyes and ears" of the property owner. Prompt Repair Requests: Notifying the landlord/property manager immediately about leaks, broken appliances, or structural issues to prevent further damage. Emergency Access: Allowing the landlord or repair crews entry for emergencies or scheduled inspections (usually with 24 48 hours' notice). 4. Behavioral Standards This ensures the property remains a peaceful environment for the community. Noise Control: Adhering to local "quiet hours" and respecting neighbors. Rule Adherence: Following specific building rules, such as "no smoking," pet policies, or designated parking spots. 5. Legal and Safety Compliance No Illegal Activity: Refraining from using the property for any unlawful purposes. No Unauthorized Alterations: Not painting walls, changing locks, or installing permanent fixtures without written permission. Renter's Insurance: Required
