That said, we are now seeking a new tenant to sign a new lease for the home on behalf of the wonderful homeowner (who is local) in order to absolve ourselves of our obligation for the remainder of our lease. This would *not* be a sublease: your lease would be a brand new one for ideally 12 months.The house has an open floor plan and 5 bedrooms, 4.5 baths, with many upgrades. The large kitchen has a walk-in pantry, stainless appliances, granite countertops, separate wet bar area, and lots of storage! The dining area and living room are open to the kitchen. The living room has a built-in area and fireplace. The master suite has a jetted tub and walk-in closet with high ceilings. There are also doors from the master suite to the outdoor living area. Two bedrooms are joined by a full bathroom with dual vanities. The front suite has hardwood floors, a walk-in closet, and full bath. The other suite, just off of the garage, has a large space, lots of closet space, and a full bath. The extra-large utility room is complete with a front load washer/dryer. Another half-bath is located off the main hall/dining room area for guests. The three car garage has lots of space, two water heaters, water softener and swamp cooler. The inner courtyard has a fountain, and a full gate for security. There is a large outdoor living area with an upper deck that offers a view of the city. It is complete with a built-in BBQ and an amazing spa/pool that is just the right size! All of these amenities and still a backyard with grass. Very nice, friendly neighbors and community in general! Guard gated and very safe!The requirements for a successful application approved by the owner are as follows: all persons living in the home who are 18 years of age and older are required to be listed on the application. Applicants must be able to successfully pass a criminal background check, and must also submit to a credit check yielding a score of at least 600. In addition, there is a pet deposit for each pet.Rental of the property will allow you to join the Anthem Country Club (for a fee) if you desire (not a requirement to rent the home) and therefore access to all of its amenities including dining, tennis, social events, workout facility, etc. and an additional golf membership if interested. There is a playground steps from the front door of the house for children, and the tennis courts are directly across the street. Very convenient! There is also a *free* community pool located within neighborhood that all Anthem residents are permitted to use at no additional charge. NOTE: In order to find a suitable tenant as quickly as possible since we are relocating across the country, we are willing to pay your entire 1st month's rent if you sign a new lease to begin in January or, at the latest, February. We will also consider covering your pet deposit, up to one animal (you would need to pay any additional animal deposits after the initial one).
