    PERFECT SPOT TO BUILD A TINY HOME! The seller acquired this property at some time through a tax sale, and not much is known on the property. All we know is the neighbor is using it for his own parking area right now. I spoke with Loudon County Codes Enforcement to ask some questions. Here's what I got: The square footage of the lot is 4,792 sq ft. The minimum square footage to build/place a home there is 7,500 sq ft. This lot would require a person to apply for a variance to allow this small of a lot to be used for this purpose. Because this is a lot of record, he said that the BZA (Board of Zoning Appeals) would try to allow it to be used for building/placing a home. He said it would more than likely require a survey to get the variance approved. The setback requirements are as such: 25' from the front; 15' from the rear; and 10' on the sides for a single story home. A single wide mobile home is NOT permissible. It would only be allowed, if there was a rotting one sitting there and you replaced the rotting one with a new one. A double wide is considered a single family residence in the state of TN, so it would be permissible, if it would fit or the variance would allow it in the event it didn't fit. The average double wide is somewhere between 24'-28' wide. It's tight for sure. The utilities appear to be at the road.
