Old Highway 263 runs through corner (you own the little corner on the other side of the highway too - yellow line should have been extended to include it). Vacant land, good potential. Parcel outlined in yellow in snippet: Parcel no. 006 500 050 Parcel was formerly "sold as 37 acres," but, laying within T46N R7W, Section 36, which is 640 acres, it must have been originally 40 acres. (16 quarters of quarter sections divided into 640 = 40 each.) The "37 acres" is likely an estimate that allows for the highway 263 through the corner and its typically either-side-of road easements that accompany official highways everywhere. I'm not saying for certain, but it looks credible you could actually build something on the tiny piece on the one side of the highway, (as well as obviously the main land which lies to the S.E. of the Highway 263). Former owners probably just rounded regarding any highway easement. So this might be a factual usable 38, 38.5 usable, buildable acres, whatever, where you include the tiny corner piece off the N.W. of the Highway 263.
