Tenant Screening & Rental Criteria General Statements: Each applicant will be required to complete an application individually. The following documentation will be required within 24 hours of submitting an application: a) government issued photo ID (front and back), b) proof of income - 3 months bank statements, c) proof of income - past 3 months' pay stubs, d) photo of pet (for pet friendly homes) Inaccurate or falsified information will be grounds for denial of the application. Any applicant currently using illegal drugs will be denied. If approved for tenancy and later illegal drug use is confirmed, eviction will begin. Any individual whose tenancy may constitute a direct threat to the health and safety of any individual, the complex, or the property of the others, will be denied tenancy. Denial of one applicant will disqualify the entire application. All information collected will be used to determine qualification, including credit score. Fair Housing Statement: We are a fair housing provider. Application Fees: There is a $38 Non-Refundable application fee per adult living in the home. $33 per co-signer Application Requirements: Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial or termination of the lease. If information given on the application cannot be verified, this is a reason for denial. All information must be legible and verifiable. Identification and Application Process: Every Person 18 and over that will reside in the property must fill out an application and provide a government-issued photo ID. Housing History: Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial. Unlawful detainers or evictions may be a basis for denial if less than 5 years old. A foreclosure or short sale of a home is not an automatic denial. Credit: A positive credit history is required. High debt, past debt, outstanding debt, third party collections, and judgments may be a reason for denial or increased security deposit may be required. A low credit score, foreclosure or short sale is not an automatic denial. Criminal History: Application will not be approved if applicant has the following on their criminal record: Felonies of manufacture and distribution of a controlled substance within the last 7 years Felonies resulting in bodily harm or intentional damage or destruction of property, i.e. "arson" within the last 7 years Sexual related offenses for any time period Income/Employment History: You must be able to show income that is 3 times the monthly amount of rent in Gross Monthly income to qualify. To be counted as household income, amounts must be verifiable. Unemployment will not qualify. You may be required to provide your last 2 check stubs, bank statements or last year tax returns. Occupancy: The maximum number of residents equals two persons per bedroom. In certain counties or cities, there are requirements for no more than 2 unrelated adults living in the same house. We adhere to the stricter rule. Smoking Policy: There is absolutely no smoking allowed inside any properties. Pet Policy: All animals must go through a pet screening process. Once approved, there is $350 Security Deposit for the first allowed pet and $150 for the second, $300 non-refundable pet fee with an additional $50 in pet rent per month per pet. No more than 2 pets are permitted and must be less than 45lbs, non aggressive, and house broken. Restricted Pet Breeds: The following animals are strictly prohibited: Breeds of Dogs 1. Pit Bull 2. Rottweiler 3. Malamute 4. Doberman 5. Chow Chow 6. St. Bernard 7. Great Dane 8. Akita 9. Terrier (Staffordshire) 10. American BullDog 11. Wolf Hybrids 12. Presa Canarios 13. Karelian Bear Dog 14. Any hybrid or mixed breed of one of the aforementioned breeds Poisonous Animals: 1. Tarantulas 2. Piranhas Exotic Animals 1. Reptiles (Snakes, Iguanas) 2. Ferrets 3. Skunks 4. Raccoons 5. Squirrels 6. Rabbits 7. Birds (Parrots, Cockatiels, Macaws) Fish are welcome with the property owner's approval. If your tank is larger than 20 gallons, an increased security deposit may be required. Alternative Criteria: If you do not meet all of the above criteria, your application may be reconsidered with other options such as a co-signer, additional deposit, or automatic monthly rent payments.
