APPRAISERS!!!!! This home SOLD to a buyer who represented HIMSELF as a licensed REALTOR and thus part of the reason it is selling SO FAR below our ORIG list price is that his 3% was taken OFF OF THE SALES PRICE! We basically contracted at FULL PRICE, LESS his 3%, then through repair negotiations LESS another $20k for replacement of the 3 ORIG HVAC SYSTEMS, the 2 ORIG Hot Water Heaters and some misc roof repairs. The repair credit number used was $20,000 and that too was taken off of the price. SO if this home HAD sold to a TRADITIONAL BUYER who had a Realtor representing them like others sold comps in the neighborhood, this home WOULD OF CLOSED OUT at $588,000 or $147.44 per sq ft!!!
