Not far from Ana Maria island. Brandon about 25 minutes away Lease Terms & Tenant Responsibilities The lease term is for 12 months. Tenants must notify the landlord by Month 10 of their intent to either renew the lease for an additional term or vacate the property at the end of the lease. Utilities Tenant is responsible for establishing and maintaining all utility services, including: * Water * Electricity * Internet/Wi-Fi * Cable services Verizon Fios is already installed and available at the property. Tenants are expected to use the existing Fios infrastructure and may not install additional internet, cable, satellite, or communication equipment on the exterior of the home without prior written approval from the landlord. Property Maintenance Tenants are responsible for: * Maintaining the lawn and landscaping in a neat and presentable condition. * Keeping the interior and exterior of the property clean, orderly, and well-maintained. * Promptly reporting any maintenance issues, leaks, plumbing problems, pest concerns, or property damage to the landlord. Failure to report maintenance issues that result in additional damage may cause the tenant to be responsible for related repair costs. Pet Policy Pets may be permitted with landlord approval. Any damage caused by pets or animals, including damage to flooring, doors, walls, landscaping, fencing, or other portions of the property, is the responsibility of the tenant and must be repaired or reimbursed at the tenant's expense. Tenants are also responsible for cleaning up pet waste and maintaining sanitary conditions on the property. General Property Rules * No smoking or vaping inside the home. * No alterations, painting, mounting of televisions, installation of fixtures, or other modifications to the property without prior written approval from the landlord. * No additional satellite dishes, antennas, or exterior equipment may be installed without written approval. * Only approved occupants listed on the lease may reside at the property. * Vehicles must be properly registered and operational. No abandoned or inoperable vehicles may be stored on the property. * Trash, debris, and personal items must be maintained in a neat and orderly manner. Routine Maintenance Tenants are responsible for replacing light bulbs, changing HVAC filters as needed, and maintaining the property in good condition throughout the lease term. Move-Out Requirements At the end of the lease, the property must be returned in clean condition, free of personal belongings and excessive damage beyond normal wear and tear. All keys, garage door openers, and other access devices must be returned to the landlord.
