This 3 bedroom, 2 bathroom home is located in the Bryant neighborhood close to UW, U-Village Shopping Center and Children's Hospital. Very walkable and conveniently located. *The home was recently purchased. We plan on making renovations to the home next year which is why we are looking for a lease 9 months or shorter. Lease term is 9 months or less Tenant is responsible for all utilities Preferably, no pets. TENANT SELECTION CRITERIA The following criteria will be used to evaluate rental applications for the purpose of choosing the most qualified applicant. GENERAL: - Applicant on time for showing appointment - Positive picture ID / Valid form of Identification - Ability to pay deposit INCOME, CREDIT & EMPLOYMENT: - Adequate gross income to rent ratio; rent should be no more than 1/3 of gross income with proof of income - Proof of adequate income which could include any of the following: 1) Most recent paycheck stub, 2) Copies of first page of 2 most recent tax returns or Social Security earnings for retired applicants, 3) Any additional sources of income (i.e. child or spousal support, trust fund income) - No excessive debt which may impact ability to pay rent - Good credit history free of negative credit issues which may indicate an applicant is high-risk and/or indicates a pattern of payment delinquency COURT/ARREST RECORDS: - (Revised 2/19, SMC 14.09): Landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record and criminal history for properties located in the city of Seattle. RENTAL HISTORY: - If prior rental experience, good references from prior landlord(s) - No prior evictions - You must be prepared to provide 3 years of residential history as well as contact information for your rental references
