This is a lease takeover for unit 338 at The Willows Apartments that begins May 12th through the lease end date of December 12, 2021 with the option to renew (variety of renewal terms to choose from). My reason for needing to cut my stay here short is that I will be moving into a house much earlier than anticipated and am looking for somebody to take over the remaining 7 months of this apartment lease. The monthly rent you will pay is $1103, which is significantly discounted from the current market value that this unit is being listed for, as of today, for $1,404. You'll save $300 per month with this off-season rent price! This unit is located on the top 3rd floor with city-views from one side of the apartment and creek-views on the other side right below the private-feeling balcony amongst the trees. It is a one bedroom, one bath with a newly renovated kitchen in 2020 with new appliances. The windows and sliding doors have been recently replaced to help reduce sound for being downtown and are very energy efficient - my COA elecity bill has not exceeded $30 since move-in in Nov. The unit comes with a Google Fiber ready attachment and there is a free plan available to set up the internet. This location is incredibly walk-able and is right next to Lady Bird Lake and restaurants/bars. The pictures show just how sunny this apartment is and there is a good flow between rooms! Monthly fees of this unit: $1103 Rent $7-$13 water - water is allocated and this has been about how much its been $10 Trash $10.17 Sewer $10.84 Gas - varies slightly by a dollar or so All-in-all this has worked out to be about $1140-ish per month for me - these are not guaranteed costs though Also, there are 2 laundry rooms on-site and these are standard pay-per wash and dry The Details: You must apply with the leasing office to qualify for renting with The Willows Apartments. You'll be required to submit your 2 most recent pay stubs that span a period of a month for this app ($55 to apply last I checked, but must confirm with the office). Renters insurance and electricity service is required for you to set up prior to your move-in. Since this is a lease take over the prorated rent and deposit must be paid to me through Venmo or PayPal. The deposit is $195, which is refundable by the office as long as the unit is kept in good condition at the end of your lease in December. The prorated rent will be $1103/31 days, and calculated from May 12th, this totals $676.00 prorated rent due at move-in. I will pay for the trash, water, sewer, and gas for the month of May to keep everything easy, so you'll not be responsible for these prorated amounts. Moving forward after May, you will pay rent and other expenses to The Willows leasing office through their online portal for the remainder of the lease on the first day of each month. We will need to meet at the leasing office the day of your approval to complete the quick & easy documentation to remove me from the lease and to turn in my keys to make the unit 100% in your name.
