We are reluctantly looking to sell our beloved cottage on Torch Lake (supposedly rated the 3rd most beautiful lake in the world by National Geographic years ago - although we haven't been able to find that issue!). We bought the cottage from the original owners, who expected the next owners to tear the place down and start from scratch. We absolutely loved the layout and potential and have greatly enjoyed fixing it up over the past 6 years. We bought the cottage FSBO for $495k and have invested over $45k, which is how we have landed at our price. Our place is a cottage...proper cottage smell and all! It's a 4 bedroom A-frame-ish style with the most spectacular windows facing Torch Lake. It sleeps a lot - having room for a king in one downstairs bedroom, bunk beds in the other and two queen beds in each of the two upstairs bedrooms. The large living room, space for a big dining room table, sitting area overlooking the lake on the 2nd floor and built ins throughout enable the cottage to hold so many without feeling cramped (I think 13 adults was the record for our annual boys weekend). We winterized the cottage in 2012 (Team Bobs put in a furnace, we put down a Dri-Core sub floor and had high tech insulation blown into our ceiling) and had a wonderful time living at the cottage the winter of '12-'13 (we used a lot less propane than anticipated too). We installed a new $14.5k septic system to enable us to rent the cottage out by the week for the next 5-10 summers in case we decide not to sell while we make a go of our new life in Texas. We have also put in new doors, a new fridge & oven and a new hot water heater, redesigned our parking area, cleared out a few trees, and updated the downstairs bathroom. We have left the hardwood floors (although we like the Dri Core look!), the fireplace (needs an insert or a new flue system), the landscaping, as well as so many long term possibilities to you! We had big plans...we'll be happy to share ours with you. Oh, and did we mention that we have the absolutely nicest neighbors - on both sides of our cottage - and possibly the best hammock spot on the lake to watch the sunset or the stars. We are located about a mile and a half north of a wonderful little sailing and tennis club. We're members and would be happy to introduce prospective buyers to the club. We're also 5 minutes from Glacier Hills, a premier mountain biking/hiking trail, 10 minutes from Bellaire, home of Shorts Brew Pub, LuLu's, the Bellaire Bar and Shanty Creek / Schuss Mountain Resorts and a nice boat ride to The Dockside. This is a special place. With 100 feet on Torch Lake and land that goes ~527 feet east on the North side of property and ~360ft on the South side of property to Davock lane (plenty of room for a garage), it's hard to find a place on Torch at this price point with so much potential. Oh, and not that this will be a surprise to any who have spent time on Torch, but Torch Lake was included in a list of the 35 clearest waters to in the world to swim in.
