Freshly painted home with hardwood floors, equipped with stove, refrigerator, washer and dryer. House is located in the historic Oleander district. High school is approx. 4 blocks away, elementary school is also 4 blocks away. Neighborhood parks is steps away. Fenced in backyard, there is also a storage garage on property. Less than half mile from the freeway. Close to shopping centers, doctors, dentists. The following list will be enforced. Only on-street parking. Driveway is back house tenant only. No non-running vehicles in driveway or front of house. No sofa's or easy chairs in front yard. No smoking or drug use indoors or out. No loud music or parties, must respect our neighbors. Do not change the outdoor sprinkler system. I will do a walk-thru at least twice a year. You cannot move in another person who is not on the lease. You must talk to landlord and if o.ked rent will go up an additional $700 and person will fill out application and I will need a deposit of $under 20lbs. Absolutely no cats. Tenant pays water and PG&E and cable. We will do the gardening. Deal Breakers : I will evict you if you move someone in that is not on the lease. No if's or but's. I will also evict you if you bring in a pet that is not on the lease, at this time I am not sure whether or not to allow a small dog, I will consider it as time goes on. Only a small dog under 20 lbs, but absolutely no cats. There will be a $400.00 non-refundable fee for the pet if I allow the pet. Dog poop must be picked up, my gardener does not pick it up for you. Eviction if you smoke in my house or even smoke outside. I do not like to see furniture outside, i.e. couch, easy chair, also no extra cars if not listed in the lease, this is not that kind of neighborhood. No loud music or parties, if the neighbors complain you are history. Eviction will also occur if you do not pay the rent monies on time. I'm sorry if these deal breakers are tough, but these are my rules.
