Apartment building 4 plex close to Western Illinois Univerity / approx 6000 student body. UPDATE: BRAND NEW ROOF PUT ON THE BACK HALF OF BLDG ABOUT 6 MONTHS AGO. Revenue 3300 month. Looking for a quick sale . Pics are from year ago mostly of units 1, 2. Units 3, 4 need some wk etc. Units 1 and 4 were rented fairly recent, unit 1 was rented about 5 months ago. I have to get authorized agent for state, so I just don't want to mess with it partly and I live in FL now. Matter fact, I stayed in unit 1 last summer for 6 weeks while I painted building etc. The water and electric were on in unit 1 about year and half ago, there was plumbing problem in unit 3 , but it was recently repaired. This building has a brand new furnace priced at 2500 installed approx 1 year ago, electric water heater in unit 1 fairly new ! Each townhouse has central heat and is individually metered ! There is also a third story with about 2500 sqft that can be made into further units. Too, there is an enclosed shed behind the mailboxes for maybe pool table etc.. Units 1 literally rented in one week, so that shows you there is a high demand for rentals . I live out of state, and spoke with locals who said there is actually a shortage of rentals! IVE HAD MANY INTERESTED BUYERS, BUT IF YOU DONT HAVE FUNDS OR ARENT SERIOUS , PLEASE SAVE YOU AND I SOME TIME. Thank you
