The Apartment: I'm renting out my cozy two-bedroom apartment in the heart of the Mission. It's a classic turn-of-the-century unit with gorgeous Victorian details throughout, including 16+ foot ceilings, wainscoting, picture molding, skylight, original hardwood floors, and parlor doors. The apartment has a spacious kitchen, new bathroom (renovations completed March 2016), giant bay windows in the living room, and a bonus indoor back porch/exercise area (with free washer/dryer). The first bedroom is large and quiet, with a nice size closet and tall window. The second bedroom, separated from the living room by parlor doors, is smaller, but easily fits a full or queen bed, dresser, and desk; like many Victorian bedrooms, there's no built-in closet, but there's a wardrobe in a corner of the room that will be rented with the unit. Both bedrooms and the living room have stunning Casa Montego ceiling fan chandeliers that were installed about two years ago. The back porch area is an indoor bonus space beyond the kitchen door; the current tenant uses it for storage, and I previously used it as a greenhouse/workout area. There is no designated outdoor area with the apartment, just the indoor back porch and several nearby parks. The Building: The building was built in 1891 and is in the Stick/Eastlake architectural style. It has four total units. It is located in highly desirable CTIP zone, which provides first tie-breaker for SFUSD school lottery. The Neighborhood: Central Mission is my favorite neighborhood in the city. It's right in the middle of the Valencia, 20th St., and 24th St. corridors, a few blocks from 16th or 24th St. Bart, and a 10-minute walk from Dolores Park. It also has lots to capture the imagination of history nerds like me; Shotwell was one of the first graded and paved streets in the Mission, and was one of the earliest residential blocks, situated right between the streetcar lines on Van Ness and Folsom. During COVID times, Shotwell St. has been designated a "safe street" (ie closed to cars other than residents). The apartment is steps from Shotwell's downstairs, San Jalisco down a block, Flour + Water two blocks away, Philz's at 24th and Folsom, etc. etc. etc. The terms: Lease to start either February 15th or March 1st. $2975/month. Water and garbage included, internet/cable and PG and E up to you. Pets considered on a case-by-case basis. Year-long lease and month-to-month thereafter. If interested, please reply to this ad and let me know, and I can arrange to send you a virtual tour video taken by the current tenant. If you are interested after the tour, I will be accepting standard SF rental application and credit check. My preference is to rent it sooner rather than later so I can get everything settled. However, if it's not leased by the end of the month, I will arrange to show it safely in person in early February.
