Renter is responsible for electric, water, sewer and garbage. No smoking allowed. No pets permitted. Lease term is one year. No subletting permitted. Additional occupants are not permitted, unless they meet all qualifications for residency, as determined by management, and the total number of occupants does not exceed the number of occupants allowed. The residence shall be used for residential purposes only and shall be occupied only by the persons named in the renter's application to lease. Renter must maintain and provide proof of insurance on their personal belongings. Rent of $1, 695.00 is payable monthly, in advance during the term of the lease agreement. Rent is due by 4:00 p.m. on the first day of each month, at the place designated by management. A late fee equal to 10% will be due and owing by renter in addition to any other remedies provided by law. Renter must pay $50.00 for each dishonored check regardless of reason and must be recovered in full payable in the form of a certified payment within (2) days of notice and a late fee will also apply. After (3) late rent/utility payments, management will not renew lease. If the lease term is not fulfilled, deposit will be forfeited in full and renter will be responsible for an additional (3) month's rent. If the rent has not been paid by the 5th of each month, management shall immediately take out a Dispossessory Warrant and have renter, his/her family and possessions evicted from the premises. After (3) late rent or utility payments, management will not renew lease. Deposit will be returned to renter (30) days after the renter has vacated if the lease term has expired or the agreement has been terminated by both parties and renter has given (30) days written letter (not texted or emailed) prior to rent due date of intent to vacate and all monies due management have been paid, the rental is not damaged & left in its original condition, normal wear & tear excepted. Renter must clean the property in its entirety or all cleaning fees/utilities will be deducted from the deposit prior to refund. Either party must provide a (30) day notice to the other party prior to rent due date (notice must be from 1st of month to end of month). Management has the right to inspect the premises on at least a quarterly basis, after notification. No animals, birds, or pets of any kind permitted in the unit at any time. Any notices to either party is required to be in writing (not texted or emailed). Notices to the renter may be delivered in person, posted on the premises or by mailing same to renter at the residence.
