Private, beautiful, setting. A classic streamside Catskill cabin near Phoenicia, NY, surrounded by greenery. Built in 1947. The cabin overlooks the wonderful Broadstreet Hollow stream, just a few paces from the dining room windows. About 240 ft of the stream runs through the property on the other side of the narrow road. Only 150 yds from the end of a dead-end road - which is a trailhead into the Catskill Forest Preserve; some days there is no traffic. The property is just shy of an acre (0.98) with a large (12 ft x 10 ft) woodshed. Adirondack siding and 15 year old metal roof on the main cabin. Wrap-around windowed bathroom with claw-foot tub, and a custom, over-sized, double shower. Bosch instant hot water heater. Study (or bedroom) with large windows. (Technically the cabin is 1 bedroom, but functionally it has 2 (or 3) sleeping areas: one ground-level bedroom (82 sq ft), the sleeping loft (200 plus sq ft), and a second potential sleeping loft (70 sq ft). Three sources of heat: large, stand-alone, Jotul wood stove; Rinnai LP heater (a screened, 100 gallon, LP tank is brand new), and a large, mantled, fireplace. (The original electric baseboard has been removed, but connections remain for a new installation.) North off scenic route 28, Broadstreet Hollow is about 2½ miles long and lined by charming properties and neighbors. The cabin is located almost at the end of Broadstreet Hollow, in the heart of the spectacular Catskill Forest Preserve. Ten minutes from the hopping hamlet of Phoenicia and twenty minutes from Woodstock. The destination Emerson Resort and Spa is an additional couple of minutes past Phoenicia, close to the famous Phoenicia Diner and a new microbrewery, Woodstock Brewing. The cabin is along the part of Broadstreet Hollow that enters Greene County with its very low property taxes ($1,200 in 2018 with STAR reductions). Additionally, AirBnB is very strong in this sought-after area of the Catskills - a big destination for hiking, trout fishing in the nationally ranked Esopus River, kayaking, tubing, skiing, along with many cultural events such as Festival of the Voice and the Woodstock Film Festival. Although this gem of a cabin has never been rented out, it doubtless could become a ready source of income for part-timers or during vacations for full-timers. Technically, the cabin is 3-season, and is being sold As Is. About half of the windows are double-pane, and about half are single pane (some are storm window-ready), and not all areas are insulated - but there is no problem heating the cabin. I've lived in the cabin full-time for 17 years.
