Rent not received by the fifth (5th) calendar day of the month will be considered late. A $25 late fee will be applied to any rent received after the fifth day. Continued failure to pay rent may result in further action as permitted under South Carolina law. Tenant is responsible for electric service. Water is supplied by a private well and is included in the monthly rent. Tenant agrees to use water responsibly and report any leaks or plumbing issues promptly. Internet service is included; however, temporary outages or service interruptions beyond the landlord's control shall not constitute grounds for rent reduction. No smoking is permitted inside the home. One small dog may be permitted with prior written approval from the landlord. Additional pet terms, deposits, or fees may apply. Tenant is responsible for any pet-related damages. Landlord will provide routine grass cutting of the regularly maintained lawn areas. Lawn service does not include maintenance of flower beds, landscaping beds, or wooded areas. Tenant agrees not to alter landscaping or remove plants without prior written consent. Tenant agrees to maintain the property in clean and good condition. Tenant is responsible for any damages caused by tenant, occupants, or guests beyond normal wear and tear. This includes, but is not limited to, damage to walls, flooring (including LVP), appliances, fixtures, plumbing, fencing, landscaping, and trees. Tenant agrees to promptly notify landlord of any maintenance issues. Failure to report maintenance concerns that result in additional damage may result in tenant responsibility for related repair costs. Only approved occupants listed on the lease may reside in the home. Tenant may not make alterations, paint, install fixtures, or modify the property without prior written consent from the landlord. Landlord reserves the right to enter the property with reasonable notice for purposes of inspection, maintenance, repairs, or to show the property to prospective buyers or tenants, as permitted under South Carolina law. In the event of an emergency, landlord may enter without prior notice.
