Landlord will hold responsibility for all repairs for normal wear & tear/anything that breaks by itself but anything that can clearly be attributed to something caused by the renter outside of normal wear & tear would be the their responsibility. Renter is responsible for water, electric, and internet/TV while landlord will cover basic lawn mowing, bimonthly pest control, and a subscription to have HVAC filters automatically delivered (Renter will need to install them but it's super easy).
