    611 Gruner Avenue is the best-kept secret in downtown Dayton. The location offers what all the other established and new residences downtown do not -a quiet, park-like setting. Notice in the aerial view here that the house (with the bright red roof) is just 400 feet from the Great Miami River bike trail, and is the only house left on the block, which is now like a shady picnic ground. Just a few years ago, I-75 was expanded, so all the many old houses that used to be on the block, and on the blocks across the street, were removed. The first photo shows how the house looks from the bike trail, and the third picture shows how the bike trail looks from the front porch. Downstairs, besides the entry, living room, and kitchen, there is a third bedroom, with a 1/2 bath. The kitchen has a door to the back yard. The back yard closest to the house is enclosed by a privacy fence with a gate to the rest of the yard. There is a full basement, containing a gas furnace and an electric hot water heater. There is a 5-burner range top in the kitchen, and a place for a small to medium-size refrigerator. In the kitchen is a place for a dryer. There is a place for a washer in a cove just outside the kitchen. Upstairs is a bathroom, two bright, good-sized bedrooms, and a small room that could be a study or hobby room. The attic is large, and accessible by an opening in a closet ceiling. However, the attic is un-finished, so only good for storage. Most of the windows in the house are newer double-pane. The heat bills are fairly low for a house this size, so I know the house was insulated when it was remodeled in the 1980s. The house was painted in 2016 and a new roof was put on in 2017. If you've always wanted to live just a short walk from Riverscape, 5th-3rd Field, and all the other excitement downtown, this house may be perfect for you. P.S. ...I forgot to say... Being next to the world's longest network of paved bike trails is only the beginning, because the Great Miami River is right there too. You can take a kayak or canoe over and float down to the giant fountain and Riverscape, or you can carry it north a few hundred feet to above the low dam to be in the calm water adjacent to Island and Triangle Metroparks. Since I bought the house in 2014, I have had it rented continuously for $650 to $800 dollars. The current renter is a good tenant, but is now month to month, so a buyer could move in soon.
