Porch lights are on a WEMO app and can be controlled from your phone. Full bath with tub and shower. Wall and under sink cabinets. Inside find an aqua blue mini fridge, and matching counter stove, plus draining rack for dishes and silverware. Mini-split provides lots of instant hot and cool air, year round. There are shelves for clothes, and a clothes-hanging bar under each. As well, the back of the front door has a full-length mirror, that opens and doubles as a storage closet for smaller items. For the "Beach Cottage" Tiny House in Old Town Cottonwood, here is the checklist we require you initial and sign before moving in. We put this all here up front so there are no surprises :-) : ____ PETS allowed only by approval by owner. $450 deposit per pet. ____ NO SMOKING in the unit. ____ ONLY ONE (1) occupant. ____ Landscaping is done monthly. For added maintenance: there are brooms and supplies if you want your outdoor area kept up more frequently. Let us know if you need to borrow anything, but your unit comes with a ladder, broom and outdoor trash bin. ____ This unit does not come with a washer/dryer. There are numerous laundry facilities in town that we can recommend. There is an outdoor drying rack. ____ Because this is a "tiny house" there is not a full kitchen. The sink in the bathroom is quite small, and so we have compensated with a full-sized sink outside in your patio area. You are responsible to keep the thermal cover (provided and stored under your outdoor sink) on it when not in use during the winter. Freezing damage is costly, and is your financial responsibility if the cover is not kept on. This cost is separate from the deposit. ____ The back gate is solar-powered, and the remote for it is battery-powered. The remote can fail if frozen or overheated, so keep remote with you. If the control or gate goes out, there is a walkthrough gate. There is also 1) a gate code box on the alley side, and 2) a switch to manually control it, so the gate can be rolled open by hand. We will give you an entry code and show you how to use this manual option when you move in and receive your keys and remote. Also, keeping the solar panel on the fence clear of dust, keeps the battery better charged. ____ Please make an extra set of your keys, and hide them somewhere. We are often out of town and regaining entry may be troublesome in an emergency. It is costly to call a locksmith. ____ There are security cameras on the premises. We will disclose their locations when you move in. If there are issues on the property, we have the ability to playback footage. Happily, we haven't needed to do this. :-) ____ Upload the WEMO app and you can remotely turn your outside porch light on. This is nice when coming home in the dark. ____ Old Town sewage is fragile. Only toilet paper in the toilets. Absolutely no wipes or sanitary napkins. Damages to the pump station or main line, if these are found from your unit, are your cost above the deposit. ____ Your Storage Shed contains the B-Hyve Watering System control box, and the WiFi extender for the back of the property, so if you put a lock on it, management will need a copy or a lock code, in case of emergency access. ____ Comes furnished, except for a bed. If you want to bring your own other furnishings, renter is responsible for care and storage and return of items for next move in - in the state in which they are received. ____ Move in is the first month (plus the utility package) + a one month deposit, for a total of $2,200.
