While living here, I have had to drive to work, and to the grocery store. Everything else I have wanted has been within comfortable walking distance. There are restaurants nearby, theaters, shopping, and most importantly, the whole campus is right outside the door. I've always felt safe in this neighborhood, no one hanging out on the corners all hours of the night, VCU police has a strong presence since it is right across from the campus. The maintenance crew here is great. They're professional, competent, and they are quick to make any repairs you request. The landlord/property manager is a great guy as well.
