Lease Duration The lease term is for 12 months. Either party must provide at least 30 days' written notice before the end of the lease term to renew or terminate. Rent & Security Deposit Monthly rent is due on the 1st day of each month. A late fee of $200 may be applied if rent is not received by the 5th day of the month. A security deposit of $2200 is required prior to move-in, refundable within the time period required by local law after lease termination, subject to any necessary deductions for damages beyond normal wear and tear. Utilities Tenant is responsible for all electric utility costs. Pets (small dogs only) No large dogs, cats, birds, hamsters, etc are NOT allowed. Only small dogs 40 lbs and under are permitted, subject to Landlord approval. Non-refundable Pet deposit of $300 per pet. No Smoking No smoking of any kind is allowed inside the unit or on the property, including indoor common areas, patios, and balconies. Parking A maximum of two vehicles per household is allowed. Maintenance & Repairs Tenant is responsible for routine maintenance, such as replacing light bulbs and HVAC filters, and keeping the property clean. Landlord is responsible for major repairs due to normal wear and tear (e.g., HVAC malfunctions, leaks), unless the damage is caused by Tenant's negligence. Tenant agrees to promptly report any needed repairs or safety concerns. Renter's Insurance Tenant is required to maintain renter's insurance throughout the lease term. Tenant must provide proof of insurance upon request, naming the Landlord as an "interested party" if applicable. Guests & Occupancy The premises are for the exclusive use of the Tenant(s) named in the lease. Overnight guests staying more than 14 days or 7 days a month may require Landlord approval. Quiet Enjoyment & Community Rules Tenant and guests must comply with all community or HOA rules (if applicable) and respect local noise ordinances. No disruptive behavior or excessive noise is permitted, especially between 10 PM and 8 AM. Alterations & Decorating Tenant shall not make substantial alterations (such as painting or installing fixtures) without prior written consent from the Landlord. Cosmetic changes (like hanging pictures) should be done in a way that minimizes damage (use appropriate hardware, patch holes upon move-out, etc.). Subletting Subletting or short-term rentals (e.g., Airbnb, VRBO) are strictly prohibited without the Landlord's prior written permission. Move-In/Move-Out Inspections Tenant agrees to inspect the unit upon move-in and note any existing damage on a Move-In Inspection Form within [X] days of occupancy. A similar inspection may be conducted at move-out to assess any damage beyond normal wear and tear. Termination & Renewal If Tenant intends to vacate at the end of the lease or renew, at least 30 days' written notice is required. Failure to provide notice may result in a month-to-month tenancy at an adjusted rent rate or other applicable penalties depending on local law. Legal Compliance The Tenant agrees to comply with all local, state, and federal laws while occupying the premises. Any illegal activity or lease violations may result in the Landlord taking steps to terminate the lease as permitted by law.
