We've had realtors look for comps in the area, and our asking price is spot on for the neighborhood NOW. This house is a gem. We bought this home in 2008 for our boys to live in while they were students at U of L. School stretched into a fiance and marriage for the youngest, who just moved away from Kentucky. We have undertaken an extensive refurbishment. New paint and carpet throughout, including doors and trim. The home was built in 1951; at the time it had 2 bedrooms, one bath, a living room and kitchen. At some point the original living room was converted to a bedroom by adding a wall, creating a hallway running from the front door. The bathroom and original two bedroom doors are original to the house. We had the bathtub (also the original) and tile walls (tile from the top of the tub to the ceiling ) professionally re-grouted and re-glazed. The bathroom floor is tile, which we installed when we bought the house. The kitchen floor is a nice linoleum we installed when we bought the house. There is a Kenmore refrigerator (with ice maker) and a Kelvinator electric stove which are set to go with the house; both have some age on them, but are clean and function. Much of the interior door hardware is original to the house, and for this project we stripped the paint from it and polished it (original brass). A 22 x 12 family room was added to the house at some point and, probably at the same time, the original siding was covered with the current vinyl, and the original windows were replaced with the current double-pane vinyl windows . The family room contains a laundry closet with a washer and dryer that are also set to go with the house. The water heater is also located in the laundry closet, the current one was installed in 2010. There is also a utility closet off the family room. When the family room was added, the owner at that time also added a treated wood deck that is enclosed with screen and sliding glass windows, with a sliding glass door. The garage is detached, and was enlarged by 8 feet at the rear at some point. The back yard has a stretched-wire fence, and our boys built a fire pit in the back yard, around the stump of a Bradford pear that was removed by the winds from Hurricane Ike when it blew through in September of 2008. We had a new roof (30-year shingles) installed by Masters Roofing, on the house and garage, in 2012. The house and garage also received new gutters at that time, and a new aluminum roof on the covered porch. We installed a new HVAC unit in May of 2013. All of the rooms have ceiling fans with light fixtures in them (the family room has two), and the family room has a small skylight, which was replaced in 2012 when the new roof was installed. We had the driveway asphalt replaced the first week of August of this year. We are still touching up the bathroom, I'll add pictures of that shortly, and update the photos you see here once I remove my tools and supplies.
