Newer appliances, and brand new washer/drier. Newer gas range in kitchen. Central AC for the hot days, but the thermostat attic fan keeps the house pleasant 90% of the time. Tenant pays utilities including water. Landlord pays for lawn water costs exceeding base rates during irrigating months. Tenant must agree to maintain the lawn. No Smoking. No Pets (we've tried pets, but didn't end well).
