This is a 2 level apartment in a 3 level townhouse unit. There is a separate ground level unit with its own private entrance, there are no shared spaces! All adult tenants over the age of 18 must pass a criminal background check, credit check. Proof of income must be provided. This is an initial one year lease with a possible annual or month-month renewal option. Rent is $1,600/month with a $1600 security deposit. First month's rent and security deposit (plus pet fees and optional garage rent if applicable) all due at lease signing. Keys will be provided by 8am move-in date assuming all payments have cleared. Tenant must acquire and provide a copy of renters insurance policy to owner within 30 days of the start of the lease. Rent payments can be made by personal check, certified check, money order, cash or electronic transfer if agreed upon by both parties. $40 personal check returned fee will be imposed on any returned personal check and future personal check payment privileges will be suspended. Rent is due on the 1st of every month (including pet fees & garage rent if applicable), $75 late fee will be imposed if full rent payment has not been received by the 5th of each month, eviction notice will be filed after the 15th of the month if rent payment (including pet fees and garage rent if applicable) and late fees have not been paid in full. 60 days written lease termination notice must be provided by either parties. Tenant agrees to provide access to owner or any service/maintenance provider so long as a 24hr notice has been provided. Tenant is responsible for all light bulb replacements, fire alarm batteries replacement, refrigerator water filter replacement, laundry dryer filter maintenance, keep sink/tubs/shower drains cleared of hair & debris Owner pays HOA and trash pick up, bulk trash is excluded and is the tenants responsibility. Tenant pays for water and electric. Electric & water bill is split: 80% applies to upper apartment (A) 20% applies to lower studio (B) Absolutely no smoking or illicit drugs. 2 reserved off-street parking spaces. Optional garage for $100 monthly fee. Up to 2 small dogs(under 30lbs) Non-refundable pet deposit is $250 & $30/month for 1 pet or $50/month for 2 pets.
