Renewal is not available. Screening Criteria Open Application Period: Per City of Portland FAIR Ordinance, applications will be accepted starting on December 1, 2025 at 3pm. Applications received before this time will not be considered. Applicants should review the PHB-required Applicant Rights & Responsibilities notice and the Reasonable Accommodation Notice along with the screening criteria. Third-Party Screening: This property uses TransUnion SmartMove for tenant screening. All adult applicants (18+) must submit a SmartMove screening request (tenant pays $47 per screening request). Reports include credit history, full national eviction search, full national criminal background check (with individualized assessment), and Income Insights. Credit Requirement (Landlord-Choice Screening): Minimum credit score: 650. Credit reports will be reviewed for recent negative items such as late payments, collections, charge-offs, or rental debt. Negative items do not result in automatic denial; all applicants receive an individualized assessment and may submit supplemental evidence. Completed applications will be processed in the order received, consistent with the Portland FAIR Ordinance. How to Apply Using SmartMove Each adult applicant (18+) provides full name and email. You will receive a SmartMove screening request from TransUnion. Complete the identity verification and authorize release of: - Credit report - Eviction search - Criminal history - Income Insights Upload verification documents (pay stubs or bank statements). Screening fee is paid directly to TransUnion. Your application is complete when SmartMove reports + documentation are received. Note: Reports are delivered directly to the landlord through SecureLink; no sensitive data is sent via email. Income & Asset Requirements: Income Requirement: Each financially responsible adult must individually demonstrate monthly income 2x rent OR asset equivalent. Income and assets are not pooled. Required: Gross monthly income $6,800, or Liquid assets prorated across 12 months equal to $6,800/month (e.g., $81,600 available in verifiable liquid assets). Landlord reserves the right to evaluate household income collectively, or to require additional documentation, depending on local housing demand, property condition, and tenant history. Acceptable documentation: pay stubs, employment letters, bank statements, brokerage statements, benefit statements, or comparable verifiable documents. Income qualification is based on the base rent, not the one-time discounted rent. The $250 discount is a temporary concession. The concession does not permanently change the rent. Screening uses the non-discounted rent. Liability: All approved applicants must sign the rental agreement as jointly and severally liable, meaning each tenant is individually responsible for the full rent amount. Rental History Requirements: Two years of prior rental history preferred. Lack of history will not result in automatic denial. No evictions in the past 2 years (except those sealed or protected by law) Positive landlord references required Criminal History: Criminal history will be evaluated using an individualized assessment per Portland FAIR Ordinance, considering nature, severity, and recency of offenses and evidence of rehabilitation. Occupancy Standard: Maximum occupancy is 4 persons, based on the size, configuration, and furnished sleeping capacity of the bedrooms (one queen bed, one twin bed, and one full-size Murphy bed). Additional beds cannot be safely accommodated due to room layout and egress requirements. This standard is safety-based and applied uniformly. Accessibility: This unit is not an Accessible Dwelling Unit as defined by the City of Portland. Accommodation Requests: Applicants may request reasonable accommodations to the application or screening process, including changes to the order of processing, due to disability. Relocation Assistance Exemption: This home is the landlord's primary residence. Owner lived in home within past 2 years 9 months. Owner will reoccupy the home as their primary residence no later than 3 months after the tenant vacates, as required under the PHB Relocation Assistance Exemption. Landlord has filed a Portland Housing Bureau Relocation Assistance Exemption for temporary rental of a primary residence ( 3 years). The Acknowledgment Letter will be provided to the tenant before signing and again with the termination notice, as required under PCC 30.01.085. Supplemental Evidence Applicants will have at least 48 hours to provide supplemental evidence after a conditional denial Landlord will consider such evidence Cleaning Costs No nonrefundable fees are charged. Upon move-out, the home must be returned in the same level of cleanliness as documented in the move-in condition report, excluding normal wear and tear. If additional cleaning is required, the actual cost of cleaning will be deducted from the refundable security deposit as permitted under ORS 90.300. Based on past cleanings, typical professional cleaning costs are approximately $225, depending on the condition of the home at move-out. Additional Terms No subletting or short-term rentals 24-hour notice provided for lawful entry per ORS 90.322 Tenant responsible for maintaining clean and sanitary conditions. Tenant responsible for returning keys and garage openers at move-out. Move-in condition report provided Parking is on-street parking or on driveway. Garage parking or access is not available. Tenant must notify landlord promptly of any maintenance or habitability issues. Landlord will restore essential services as required under ORS 90.320 and 90.365. This property is offered in accordance with all federal, state, and local fair housing laws.
