No Pets Policy: No pets of any kind, including but not limited to dogs, cats, birds, or other animals, are permitted on the premises at any time, except as required by law for service or assistance animals with proper documentation. Credit Requirement: Tenant must have a good credit score, subject to verification through a credit and background check during the application process. Security Deposit: A security deposit of $2850 is due at lease signing. The deposit is refundable upon lease termination, subject to deductions for damages, unpaid rent, or other lease violations, in accordance with Washington state law. Maintenance and Repairs: Tenant shall maintain the property in a clean and orderly condition and promptly report any maintenance issues to the Landlord. Tenant is responsible for minor repairs (e.g., light bulbs, smoke detector batteries) and any damages caused by negligence or misuse. Compliance with Laws: Tenant agrees to comply with all applicable federal, state, and local laws, including Washington state landlord-tenant regulations, and to use the property solely as a private residence. Termination and Renewal: Upon lease expiration, the tenancy will convert to a month-to-month agreement unless a new lease is signed or the Tenant provides written notice of intent to vacate at least 20 days prior to the lease end date, per RCW 59.18.200.
