Energy saving double pane windows. Sprinkler system. Good credit report required. First month rental, security deposit (= to one month's rent), and $40 non-ref fee for each 18+. No smoking. Tenant is responsible for lawn/yard, setup and pay for public services, such as trash, sewer, water, electric, internet, and phone services. 1. It's the lessee's responsibility to maintain the yard and lawns, especially watering plants and grasses. Grass should look as green (not yellow dry) as when the Lessee moves. Lessor can choose to do landscaping project, such as planting trees, trimming, putting new grass, as long as the Lessor gives Lessee an early notice (two days or more in advance). 2. Lessee needs to do basic maintenance by him/herself, such as replacing bulbs, replacing appliance filters, fixing derailed sliding doors. 3. No smoking inside the house is allowed. 4. Only small dogs are allowed. 5. Late payment: if monthly rent is overdue for more than four days, then from the fifth day on, extra $20 per day will be charged. Late payment can result in evictions. 6. Within 30 days before the end of the lease, the Lessee must let Lessor show new rental applicants the rental house both inside and outside every week. On Saturday and Sunday each, the visiting time length will be three hours or more between 9am and 5pm. Among weekdays, one-time visit will be offered up to two hours each week. The Lessee must provide all needed support to make the visit happen. The Lessor can choose to cancel the showing events. 7. Use of wall nail is not allowed, unless the Lessee shows it to the Lessor and gets his approval. 8. No painting on the wall unless approved by Lessor. 9. The Lessee will let the Lessor enter the house to do inspect. The frequency will be once a month. The Lessor can choose to cancel it. 10. No subleasing is allowed.
