One year contract going month to month after the first 12 months, no prorating days only whole month's. First and last month's Rent due at signing with the sum of the last months rent refundable pending inspection of damage to the property does not include normal wear and tear. Rent is Due 1st of the month with a 5 day grace period at which time a late fee of $50 will be applied. Tenant is responsible for all utilities.
