LEASE TERMS AND CONDITIONS
1. Lease Term
The standard lease term shall be twelve (12) months unless otherwise agreed in writing by the parties.
Shorter-term leases may be considered at Landlord's sole discretion and, if approved, may be subject to an increased monthly rental rate.
2. Rent
Monthly rent shall be $2,500.00 and is due on the first (1st) day of each month without demand.
Rent must be paid in full and in accordance with the payment method specified in this Lease or will be subject to penalties, late fees and termination of tenancy. Partial payments shall not be accepted without Landlord's prior written consent.
3. Security Deposit
Tenant shall pay a security deposit of $2,500.00 prior to taking possession of the Premises.
The security deposit shall be held and returned in accordance with applicable state and local laws. The deposit may not be applied toward rent or other charges without Landlord's prior written consent.
Deductions may be made for unpaid rent, damages beyond normal wear and tear, cleaning, unpaid utilities, or other amounts owed under this Lease as permitted by law.
4. Renters Insurance
Tenant(s) agree to obtain and maintain a renter's insurance policy for the entire duration of the lease term. This policy must include a minimum of
in personal liability coverage.
Tenant's personal belongings are not covered under the Landlord's home insurance policy.
Named Insured: All residents must be covered by the policy.
Proof of Insurance: Tenant must provide a copy of the declaration page proving coverage before receiving keys and upon request.
Interested Party: Landlord must be listed as an "interested party" or "additional interest" to receive notice of cancellation or non-renewal.
Failure to Maintain: Failure to maintain this policy or provide proof of insurance is a breach of this agreement and may lead to termination of the lease.
5. Pets
Pets are permitted only with Landlord's prior written approval. Approval may be withheld at Landlord's discretion.
If approved:
A $500.00 pet deposit per pet shall be required.
An additional pet rent of $25.00 per month, per pet, shall apply.
Pet deposits shall be handled in accordance with applicable state and local laws.
Unauthorized pets constitute a material violation of this Lease and may result in fees, removal of the pet, or termination of tenancy.
6. Pet Responsibility
Tenant is fully responsible for any and all damage caused by approved or unauthorized pets, including but not limited to damage to flooring, walls, doors, landscaping, and odors.
Pets shall not create excessive noise, nuisance, or disturbances.
All pets must comply with local licensing, vaccination, and animal control regulations.
7. Utilities
Tenant shall be responsible for all utilities and services to the Premises except water, which shall be paid by Landlord unless otherwise required by local regulation.
8. Maintenance and Care
Tenant shall maintain the Premises in a clean, safe, and sanitary condition.
Landlord shall provide routine yard maintenance services, including mowing and general lawn care, at Landlord's expense; however, Tenant shall maintain the yard in a neat condition and promptly remove any personal items or pet waste.
Tenant shall be responsible for the cost of repairing any damage caused by Tenant, occupants, guests, or pets beyond normal wear and tear.
Tenant shall promptly notify Landlord of any maintenance issues or needed repairs.
9. Alterations
Tenant shall not make alterations, improvements, or modifications to the Premises without Landlord's prior written consent.
Tenant shall not use nails, screws, anchors, or other fasteners that create holes or damage walls, doors, or surfaces. Only non-damaging adhesive hanging products (such as removable command-style strips) may be used, and Tenant is responsible for any resulting damage.
10. Occupancy
Only individuals listed on this Lease shall occupy the Premises unless otherwise approved in writing by Landlord.
11. Assignment and Subletting
Tenant shall not assign this Lease or sublet the Premises without Landlord's prior written consent.
12. Entire Agreement / Modifications
Any negotiated terms, exceptions, or modifications (including but not limited to lease term changes or approval of additional pets) must be in writing and signed by both Landlord and Tenant to be valid and enforceable.
