Benji, 620-899-4143 - Newer high efficiency furnace - Water heater less than 10 years old - 40 year architectural shingles* - New vinyl plank flooring in kitchen - Bathroom and kitchen are in good shape - Doors and windows are older but operational. New miniblinds. - Floors are level, no foundational issues - Plumbing appears to be intact; PVC cleanout installed. Roots cleared 3 times in the last 7 years. Repairs needed: - New electrical panel and likely new wiring throughout - New sheetrock in kitchen and dining room ceilings - Replace insulation in those areas - Replace siding and windows on north end of the house - Roof repairs, fire department cut the roof open and there is some charring on the decking and rafters on the north end of the roof system. *I am not certain that they're 40 year shingles. Also the roof needs some repairs per my second list.
