    Thank you for inquiring about our apartments at Plaza De Leon! This is a great opportunity to obtain affordable housing located in MacArthur Park across the street from MacArthur Lake. Before we begin, we would like to answer some frequently asked Questions about the community, surrounding areas and application process. History MacArthur Park is a park in the Westlake neighborhood of Los Angeles, California, named after General Douglas MacArthur and designated city of Los Angeles Historic Cultural Monument #100. The park is divided in two by Wilshire Boulevard. The southern portion primarily consists of a lake, while the northern half includes an amphitheatre, bandshell, soccer fields, and playground along with a recreation center operated by the city of Los Angeles Department of Recreation and Parks. MacArthur Park's bandshell has been recently renovated as the Levitt Pavilion is once again the host of jazz, big band, salsa music, beat music, and world music concerts. Since reopening it hosts at least 50 free concerts each summer between June and September. The lake in MacArthur Park is fed by natural springs (although an artificial bottom to the lake was laid during the construction of the Metro Red Line, opened in 1993). In the past, a fountain with a reflecting pool on the northern end was also fed by the springs. The Westlake/MacArthur Park Red Line station sits across the street. The park, originally named Westlake Park, was built in the 1880s, along with a similar Eastlake Park, whose lake is artificial, in Los Angeles. Westlake Park was renamed May 7, 1942. In the mid-19th century the area was a swampland; by the 1890s, it was a vacation destination, surrounded by luxury hotels. In the early part of the 20th century, the MacArthur park area became known as the Champs-lyses of Los Angeles. Beginning in 2002 the Los Angeles Police Department and business and community leaders led a revitalization effort that has led to the installation of surveillance cameras, the opening of a recreation center, increased business, early-morning drink vendors, a new Metro station, the fountain, and large community festivals attracting thousands. In 2007, Levitt Pavilion MacArthur Park opened, providing the public with over fifty free concerts each summer and attracting families from around the city. Most recently, in 2005 the park was celebrated for having the highest reduction of crime statistics per resident in the United States. Parking There is no onsite parking, however there is a lot nearby that rents monthly parking for approximately $80 per month. Pets As much as we love our animals, pets are not permitted to reside, or visit the premises at any time. The only exception is for service animals. See management for more information. Affordable housing Plaza De Leon does participate in the affordable housing program. Please contact us for more information on qualifying standards. This studio can only have up to 2 people living in it no exceptions. The maximum income limits are as follows: 1 person $36,550, 2 people $41,800. Please note that the affordable housing program does not apply to full time students. Part time students and households that not comprised solely of full time students are welcome to apply. Laundry Laundry rooms are available on the premises and cost approximately $1.75 to wash and $1.25 to dry. Household size Please keep in mind that there is a minimum and maximum number of people allowed under the affordable housing program. The household size restrictions are as follows: Studio (1-2 persons only) 1x1 (1-3 persons only) 2 bedrooms: 2-5 persons only 3 bedrooms: 4-7 persons only Security Deposit Security Deposits start at an amount equal to 1 months' rent approved credit. If your credit check comes back high risk, then you could be asked to put down a deposit not to exceed an amount equal to 2 months rent. Once your application is approved, we require a $500 holding deposit in certified funds which will be applied towards your security deposit in order to take the unit off of the market. This deposit is refundable for 3 days and is also refundable in the event that you are not approved for the apartment. Application process If you are interested in applying for a current opening here at Plaza De Leon, you can obtain an application packet from the on-site manager. Waiting List We are always adding interested parties to our waiting list year round. If you are interested in joining our waiting list for future vacancies, please fill out the application packet that is attached and submit your proof of income and assets so that we can ensure that you would qualify for the program. See the attachment and reference the page marked "Cover Sheet " for a list of documents necessary to have your application processed. A credit check does not have to be performed to add you to the waiting list but it will be required if a vacancy comes up and you are next in line for it.
