Repair and Maintenance Responsibilities Per Texas Property Code 92.052, Landlord is responsible for repairs that materially affect the health or safety of an ordinary tenant. For all non-emergency repairs, Tenant is responsible for the first $200.00 of each repair request. Landlord will cover repair costs exceeding $200.00, unless caused by tenant misuse or neglect. Tenant must notify Landlord in writing for all needed repairs. Unauthorized repairs are not reimbursed unless approved. 3. Smoking Prohibited Smoking or vaping is not permitted inside the home or garage. Cleaning or odor removal will be charged to the tenant if violated. 13. Pest Control Tenant is responsible for routine pest control. Landlord is only responsible if infestation was present at move-in or caused by structural issues. 14. Guest Policy / Unauthorized Occupants No person may stay more than 7 consecutive days or 14 days in 6 months without approval. Unapproved occupants may result in lease violation. 15. Subletting & Assignments Tenant may not sublet or assign the lease without prior written approval. Violations may result in termination. 16. Move-Out Requirements Tenant agrees to leave the Premises clean and free of personal belongings. Missing keys, garage remotes, or HOA access items will be deducted from the deposit. 17.
