Management company pays for lawn care maintenance that includes mowing and edging of concrete surfaces on or about every two weeks. Management company also includes quarterly pest control services, new HVAC air filters renter to change monthly, and annual HVAC check ups. No pets allowed, No smoking indoors, renters insurance is required, and parking is not permitted on the front or back lawn, no subleasing is allowed inside or outside of the property. Resident are not allowed to work on vehicles and if vehicles are deemed abandon by HOA or property management. The abandoned vehicle will be towed at vehicle owners expense. If the property or house is abandoned without prior notice to property management company any deposit will be deemed as forfeited by renters. The community is managed by a strict HOA and any violations, fines, or cost associated to remedy HOA findings will be passed to renter to be paid immediately. Renter has the option to renew the lease prior to the intial 12 month lease expiration. Renter and property management will renew agreement for 6, 12, 18, 24 months. If option is not executed, lease will renew automatically to a month to month lease and subject to any market rate changes. Notification of lease expiration/renewal with market adjustment will be sent by mail 45 days prior of expiration and by electronic email notification.
