1. Rental Forms- applicants must meet all rental terms, including security deposit, rent and background check. A signed rental agreement is required. 2. References and credit scores- we will conduct a thorough background check of all applicants, including contacting references and running a credit check. You must have a history of good financial responsibility. A minimum credit score of 620-650. We will rent to applicants who have a history of being good tenants, which includes paying rent on time, being considerate of the rental property and neighboring community and leaving prior properties in good shape. 3. Minimum income requirement- we require a combined gross monthly income (before deductions) from all adult applicants of at least 3 times the monthly rent. We will ask for verification of income, such as pay stubs or tax returns. 4. Fair Housing Laws- we comply with all Federal and State Fair Housing laws. 5. Application process- we require a complete and accurate application from all adults who will live at the property. We will reject incomplete or inaccurate applications. A rental application fee of $35 will be charged for a thorough background check. We review applications on a first come, first serve basis. 6. Rent - the monthly rent for this property is $1,550. Rent is due on the first of each month. 7. Rent payment - acceptable rent payments are cash, cashier's check or money order. Personal checks are not acceptable. 8. Security deposit - the deposit for this property is $1,800. 9. Pets - Small pets under 10 pounds considered. 10. Cosigners - we do not accept cosigners at this property. 11. Section 8 - we do not participate in the Section 8 program. 12. Smoking - we do not allow smoking inside or outside the rental property. 13. Utilities - we will pay for part of the monthly water, sewer, storm drainage and garbage charges at the property. All other utilities are the responsibility of the tenant.
