If there are less than 2 months remaining in lease term, tenant responsible for pro-rated amount of rent of remaining term. Security deposit is refundable to tenant in the event of early termination, however, refund amount remains dependent upon the property condition at final inspection. 6. In the event of a need of repair occurring, if tenant is at fault for damages, tenant will be responsible for payment to repair damages. (i.e. flushes object down toilet, negligent disregard causing damage to fixtures, walls, etc.) 7. Repairs needed must be reported within 24 hours of tenant discovery for remediation by agreement of tenant and landlord. 8. Utilities will be placed in tenant's name and not removed until the date of lease end in cooperation and notification to landlord. 9. Pet Security Deposit (if applicable): $500 non-refundable per pet
