    Everyone has been waiting for this house. First time on the market, ever, ever, ever! Noted Newburgh and Florida Architect Francis Abreu designed and built this Tudor side-split in 1922 for the Boynton family, the clan that shortly after Francis's brother Henry Abreu would marry into. Bespoke in every way, the house has all the original lighting, fittings, fixtures, and hardware. It is a genuine time capsule. All the windows appear to be Hope Jamestown casements with brass fittings which are just extraordinary. There are fun details at every turn and the side-to-side split is just ... delightful. We are looking for that one buyer that has the sensitivity to return this house to its former elegance. Some restorations are not worth doing because the quality is not there. This house is an exception. The original build was first rate and the work has not been altered even after passing through three generations of the same family. Even better, it has a marquee Balmville location near the Powelton Club with mature landscaping and is in the very desirable Newburgh School District. The house has enormous curb appeal. From the front door a lovely vestibule opens to a high ceiling Living Room with one of those locally famous Abreu fireplaces that draws exceptionally well. The fireplace with builtin cupboards and adjacent bank of windows are the definition of charming. A broad archway to the dining room is flanked by corner cupboards and there is an original dinner bell on the arch exactly where it was placed in 1922. The space opens to a screened-in-porch where entertaining may continue. The kitchen is small but exceptionally bright and presently has some nice Hosier cupboards. The rear Kitchen Porch spills down to the drive and a former chicken coop. Go figure. Also thru the kitchen is the stairway down to the former 2-car Garage, Boiler Room, Laundry Room, and a swinging 1970's Club Room. Back at the entry there are six steps up that bring you to a half level with an Office, Bedroom, and Full Bath, the landing of which overlooks the living room. That's part of the delight of this house. That half level goes up another half level to the top floor where you'll find the two largest bedrooms and another full bath with 9-foot ceilings. It's unusual for a English Tudor Cottage to be this bright and airy but the high ceilings and generous windows make it so. You would think on a half acre it would be more exposed but the landscaping gives it estate-like privacy that compliments this Balmville Road gem. Roman Architect Vitruvious once said that all great architecture must possess 'firmness, commodity, and delight'; sixty-four Balmville Road embraces that maxim completely.
