This was my dad's home. He passed away several months ago and we are close to having everything moved out. All appliances stay, fridge, oven, washet/dryer. Most people list a property that needs work as "needs TLC" but this property, "needs TNT". Ok, it's really not that bad but it needs alot of work, hence the price. The house itself is structurally sound. It sits on a concrete foundation in order for it to be classified as 'real property. Cosmetically, inside and out is where the most work is needed My dad was a daily smoker so you have the lovely yellow walls and odor. Winter took a toll on the outside, trim and gutters are falling apart. There is a shed and carport but center beam of carport is busted. Dad was not a handyman but was always 'tooling' around .... hence a back porch that is falling apart. Water to the house and property comes from the neighbors well. We have no idea how that will work with a new owner. We've been told we need to file a 'simple probate' but every lawyer we talk to wants a couple thousand up front and honestly, we don't have that, so the house for now just sits. Anyone who could possibly help us with that process, we're all ears. He does have a Reverse Mortgage on it, so we're just trying to work out a fair selling price considering all the work needed on the place. Would make a good rental property.
