The master bedroom has private access to its own bathroom and the two other rooms share a bathroom, both have double sinks and a separate toilet and shower. Laminated flooring throughout, overhead lights in the bedrooms. Plenty of storage space. The kitchen comes with 'fridge, dishwasher, microwave, garbage disposal and oven range (gas); otherwise it is unfurnished. It is located in the back of the bldg. away from Veteran Ave. so is nice and quiet, these back units also have the largest balconies of all the units, surrounded by trees. We pay for water, trash, gardening and maintenance while the units pay for their own gas and electricity. No WiFi, tenants generally use Spectrum. Gated entrance to the bldg. and the courtyard garden has a running three tiered fountain. There is a laundry room on every floor with two washers and two driers each ($2.50). Three parking spaces in our gated two level garage are included with the rent of $4850. Security cameras. The renewable lease is from September 1st to August 31st. Each tenant must have a Guarantor whose Credit Score is 700 or above, usually a parent but can be a non-student adult with a good Credit Score. For international students without a Guarantor in the country, they must provide proof that they have enough funds in the bank to pay their share of the rent for a year. The Security Deposit equals the rent of $4850 and each tenant must pay his/her share of the SD before tenancy can begin (and only for themselves, not anyone else). Subletting is allowed. Cats but not dogs allowed with a$300 SD. This is a quiet bldg. in a quiet part of Westwood ~ if you like to party late at night don't even think of applying. Tours can be given from 10AM to around 6 but I need 24 hours notice. Thank-you. One year lease from September 1st to August 31st.
