This is a duplex in a great location, across the street from Belle Meade, three miles from St Thomas, six miles from Vanderbilt, and just down the road from the Warner parks. The living room is pretty big (13' x 21'), has hardwood floors and high ceilings, and is open to a kitchen with plenty of cabinets and granite counters. There is no dining room per se but you could use one end of the living room for a dining area, as my current tenants do, or there is a small spare room (10' x10') off the kitchen which could serve as a dining room; alternatively it could be a guest bedroom or a very sweet little study. The primary bedroom is enormous, has an en suite bathroom, a walk-in closet as well as another closet for the laundry. The second bedroom is medium sized and it also has a walk in closet. In the back yard there is a private deck, a fire pit and a storage shed with a covered deck. Lawn service is provided by Landlord but tenant is expected to take care of the flower beds, rake the leaves in the fall. and generally keep the place looking nice. I will accept cats and will consider a small dog with payment of a $300 pet deposit. The back yard is only partially fenced. Trash collection is provided by landlord, the cost of all other utilities is the responsibility of tenant. Security deposit is $1,600, one year lease, occupancy by no more than two people, please. Qualified tenants will have a clean background check and a a credit rating of at least 700. I don't charge an application fee but you will have to pay whatever it costs to run the background and credit checks.
