No more than 3 late payments in the last 3 years. All debt payments must be up to date with no late or unpaid balances due. No evictions or unlawful detainers within past seven years. Criminal Criteria No convicted sex offenders will be accepted. Other Criteria No pets are accepted. Residents who will occupy the unit must be less than or equal to the maximum number of residents allowed by occupancy laws. Any home based business must be legal and one that will not impact fellow tenants, neighbors, utility expenses, or the property adversely. Smokers are not accepted. This applies to tobacco, marijuana, and any other form of smoking, including vaping. Be on-time for all scheduled appointments. If not, within reason, provide adequate notice of cancellation or delay. Questions prior landlord references will be asked Did the applicant meet all of their obligations, financial and otherwise? Were there any complaints or notices from other residents, the landlord, or property managers? Did the applicant conduct any illegal activity? Did the applicant disturb or pose a threat to neighbors? Did the applicant take proper care of the property and abide by the terms of the rental agreement? Did the applicant leave the property in good condition? Would you rent to the applicant again?
