    This charming solar house sits on 7.1 acres (MOL) on the edge of Peach Valley. It is just one mile from the Gunnison Gorge Conservation Area where there is fantastic hiking, biking, and tons of recreational opportunities. It has 360 degree views of the lower Black Canyon rim, Uncompahgre Plateau, Grand Mesa, and San Juan Mountains. The property is secluded, yet only 12 minutes from Montrose. It has two shares of irrigation water with an established hay field and some trees. the field yields around 60 standard size bales. This is a great animal property as well because it is nearly fenced with a 7 ft. tall fence and has a huge (~1.5 acre) fenced corral/pasture. The house has about 1,330 square ft. with 3 bedrooms, 2 bathrooms, and an attached 2 car garage (not part of the square footage). It has solar (which works great) with a generator backup. Just put in new top of the line deep cell batteries last year and the system works great. It is a passive solar with windows all around, which keeps it nice and warm in the winter. It is a 2 x 6 in frame construction with a whole lot of insulation and a metal roof. It is heated with a wood stove and has a forced air propane heater as a backup. As you can see by the picture, the exterior has just been stained with a high quality 6 to 8 year warranty stain. Sorry, not looking to lease or owner finance.
