We run a thorough application search and have a 20 point check system. The main items we check for are: credit score (we DO work with credit, we do not have a required credit score) credit history, landlord references, utility search, criminal background, we search for evictions, foreclosures, bankruptcies, judgments and liens and income. All income must be verifiable. If approved we require 2 months security upon approval with the first month rent due the day the lease is signed (3 months total). We do not accept section 8 or special programs. We do not allow pets (insurance liability) and we do not provide washers dryers or refrigerators.**
