This rental is managed by the owner in Zillow platform. Landlord only review applications in Zillow. 2. No smoking allowed. No vaping allowed. 3. No pets allowed. 4. Landlord accepts a comprehensive reusable tenant screening report at pre-screen check. Landlord will access the landlord's own tenant screening report regarding a prospective tenant. 5. Background check is required. Required no eviction/criminal history. Owner will contact renter employers and previous landlords to verify background. Preferred: credit score 720+, stable W-2 income 3x over rent, good rental history. 6. Renter insurance is required. Renter is responsible for the renter insurance. Annual premium is ~$200. Renter is responsible for utilities like gas, electric, network, water and waste collection. Monthly utility fee on average: gas cost ~$30 in warm season and $100+ in winter. Electricity ~$60. Cheapest network plan is ~$20 (Ziply fiber). Water ~$100. Waste collection ~$50 (smallest container). Water heater is rented from Grand HVAC. Owner is responsible for water heater rental fee. Monthly rental must be paid by the beginning of each month. Late payment fee will be accumulated by $30 per day. Estimate is based on previous renter report and may increase under current inflation situation. 7. First, last month rental and security deposit of 1 month rental (3 months in total) due upon application acceptance. Renter must pay and show the proof of renter insurance within 5 days after application acceptance. Otherwise, application will be rejected. 8. Exterior: renter is responsible for cover outdoors faucet, shovel snows in winter, garden maintenance like removing weeds in bare ground, clean fallen leaves and so on. HOA lawn service mows lawn in growing season. The service doesn't include bare area. Waste management picks up garbage every Friday. The garbage, recycle and yard waste containers must be stored either inside the garage, or in a location that is not visible from the street. All waste containers must be returned to a concealed location within 24 hours of waste disposal pickup. 9. Interior: renter is responsible for maintaining the house in clean condition. 10. Water leak, structural issues: renter is responsible for immediate report to the owner in writing. Owner is responsible for the fix cost if it breaks down naturally not caused by renter damage. If tenant damages it, tenant owns the fix cost. 11. Small issues like clogged pipes: renter is responsible for doing best effort to research and fix the problem. Report to the owner if can't fix. 12. Owner may inspect the property regularly. Owner may also ask contractors to service/self service the property. Owner must give notice in writing before the appointment and makes sure the appointment schedule works for the tenant. 13. 1 year lease. 14. Pictures were taken during 2017. Staging is removed now.
